How It Works
Free Consultation + Home Walkthrough
Full interior + exterior walkthrough. We document everything β crawlspace/basement (visual), interior systems, exterior, and up to 20′ on a ladder.
No roof walking. We’ll refer you to a trusted roofer if we spot anything up top.

Issues ranked by priority β Safety / Water / Systems / Cosmetic β with photos when helpful, recommended next steps, and what your plan covers over the next 12 months.

What’s Included β and What Isn’t
Your included hours are for preventative maintenance and minor repairs β not major projects. We always quote before going over.

FAQs
Do I have to schedule every month?
No. You’ll get our monthly recommendations either way. If you skip a month, your hours roll over β up to 6 hours max. Use them whenever you’re ready.
What happens if we need more than 3 hours?
We’ll use your included time first, then quote anything beyond that at your discounted member rate. We always ask before going over β no surprises.
Are materials included?
Yes β standard air filters, smoke detector batteries, and basic caulk for routine touch-ups are included. Specialty items or larger materials are billed separately β we’ll always confirm before ordering.
Do you do roof work or clean gutters on tall homes?
No roof work β ever. Gutter cleaning is included only for 1-story homes or rooflines under ~20′. For taller homes we’ll recommend a trusted provider.
Is this good for rentals?
Yes. The quarterly plan is built for rentals and investors β routine upkeep + solid documentation means fewer surprises, fewer tenant complaints, and a cleaner record at resale.
